About: Apple Hospitality REIT Inc is a real estate investment trust that invests in income-producing real estate, majorly in the lodging sector, in the United States. It chiefly invests in upscale service hotels. All of the company's hotels operate under the Marriott or Hilton brands. Apple Hospitality has wholly-owned taxable REIT subsidiaries, which lease all of the company's hotels from wholly-owned qualified REIT subsidiaries. These hotels are managed under separate agreements with various hotel management companies that are unaffiliated with Apple Hospitality. The company derives its income from hotel revenue, its sole segment.

Is The Thrill Of Victory Worth The Agony Of Defeat?
I learned the importance of risk control and diversification after losing my entire net worth due to poor investment decisions and a failed partnership. Avoid high-risk REITs like Sachem Capital and Office Properties Income Trust, which have shown significant dividend cuts and poor performance. Apple Hospitality REIT offers a diversified portfolio of upscale hotels with strong growth potential, trading at attractive valuations and a solid dividend yield.

Powell Plays Grinch
U.S. equity markets tumbled this week while benchmark interest rates jumped to six-month highs after the Fed cut rates for a third-straight meeting but indicated a less-dovish outlook for 2025. Reflecting concern over stubbornly sticky inflation and buoyant economic growth, the FOMC's updated Economic Projections indicate just two rate cuts in 2025, down from four in the prior forecast. Posting its worst week since November, the S&P 500 dipped 2.2%. The Dow shed roughly 1,000 points, while the Small-Cap 600 and the Mid-Cap 400 each tumbled by nearly 5%.

My Dividend Stock Portfolio: New November Dividend Record - 97 Holdings With 18 Buys
In November, I invested $1,400 primarily in Business Development Companies, boosting my yearly dividend income by $148, with a YTD total exceeding $1,400. My portfolio achieved all-time highs, driven by a strong earnings season and a dovish Fed, with BDCs like Goldman Sachs BDC and Blackstone Secured Lending Fund as key picks. November's dividend income hit a record $620, a 20% Y/Y growth, mainly due to ongoing investments into Hercules Capital.

Cash COWs And Buried Treasures: 2024 Performance Review
About a year ago, I published two proposed portfolios:  Cash COWs, (high-yield and strong dividend safety), and Buried Treasures, (undervalued, high-yielding, with strong balance sheets and growth). The Cash COWs portfolio, selected for high yield and dividend safety, delivered a 6.91% cash yield with no dividend cuts, outperforming the VNQ by 242 bps. Despite not matching the S&P 500 or NASDAQ, Cash COWs performed well against the Dow Jones, S&P 400, and S&P 600 indices.
