About: Crown Castle owns and leases roughly 40,000 cell towers in the United States. It also owns more than 90,000 route miles of fiber. It leases space on its towers to wireless service providers, which install equipment on the towers to support their wireless networks. Crown Castle's towers and fiber are predominantly in the largest US cities. The company has a very concentrated customer base, with about 75% of its revenue from the Big Three US mobile carriers. Crown Castle operates as a real estate investment trust. It has announced plans to divest its fiber business, which should be finalized in 2026. After that, Crown will be a stand-alone tower operator.

Mousetraps: 9 High-Yield REITS With Potentially Unsafe Dividends
The recent sell-off has increased the temptation to reach for some of the many high-yield REITs, but beware of "mousetrap" REITs with unsustainable dividends. Dividend safety is crucial; a cut can lead to plummeting share prices and reduced income, leaving investors with significant losses. Seeking Alpha Premium's Dividend Safety score helps identify risky REITs; grades range from A+ (safe) to F (high risk of cuts).

Dividend Harvesting Portfolio Week 213: $21,300 Allocated, $2,128.72 In Projected Dividends
Despite market volatility and a -2.8% GDP growth projection, I continue to invest, seeing short-term headwinds as opportunities for long-term gains. The Dividend Harvesting Portfolio's profitability declined by only -0.70% compared to the S&P 500's -2.8%, showcasing its resilience and effective diversification. Weekly capital allocation and reinvestment of dividends have increased the portfolio's forward projected annualized dividend income to $2,128.72, with a 25.18% return on invested capital.

Countdown To Tariff Day
Ahead of the April 2nd tariff unveiling, US equity markets were under renewed pressure this week on downbeat data showing a further dip in consumer confidence and hotter-than-expected PCE inflation. As a turbulent first quarter wraps up, the updated GDPNow - the Atlanta Fed's closely watched GDP tracking model - forecasts growth of -2.8% overall and -0.5% on a "gold-adjusted basis." Posting weekly declines for the seventh time in the past nine weeks, the S&P 500 finished lower by 1.5% - extending its drawdown to 9.3% from its record-highs.

State Of REITs: The 'Dark Age' Is Over
While the S&P 500 and other major benchmarks entered "correction territory" this month for the first time since 2023, U.S. REITs have meaningfully outperformed the broader equity market since mid-January. The rebound follows a truly forgettable three-year period for REITs dating back to the start of the Fed's rate hiking cycle in which REITs have accumulated 40 percentage-points of underperformance. REITs remain as unloved as ever: The number of publicly listed REITs declined for a fourth-straight year in 2024. As an asset class, REITs are the single-largest "underweight" among institutional investors.

Dividend Harvesting Portfolio Week 212: $21,200 Allocated, $2,083.57 In Projected Dividends
The FOMC meeting provided clarity on future rate cuts, boosting market sentiment; the Dividend Harvesting Portfolio saw a 0.88% increase in profitability. The Dividend Harvesting Portfolio, with a 25.87% return on invested capital, generated $12.60 in week 212, raising forward annualized dividend income to $2,083.57. I added to NEOS NASDAQ-100 (R) High Income ETF and BlackRock Corporate High Yield Fund, anticipating bullish outcomes from Fed rate cuts and corporate debt appreciation.
