About: Gladstone Land Corp is an externally-managed, agricultural REIT. It is mainly in the business of owning and leasing farmland. It manages operations in one reporting segment. It is focused on the ownership of high-quality farms and farm-related properties that are leased on a triple-net basis to tenants with a good operating history and deep farming resources. The farmland is predominantly concentrated in locations where farmers are able to grow either fresh produce annual row crops (e.g., certain berries and vegetables), which are typically planted and harvested annually, or certain permanent crops (e.g., almonds, blueberries, pistachios, and wine grapes). To a much lesser extent, it also own farms that grow certain commodity crops (e.g., corn and beans).

2 REITs To Avoid (The Raised Nail Gets Hammered)
Avoid high-yield REITs like Sachem Capital Corp. and Gladstone Land Corporation due to unsustainable dividends and deteriorating fundamentals. Sachem Capital faces declining earnings, rising non-performing loans, and a recent dividend cut, signaling further risk of another reduction. Gladstone Land's payout ratio is unsustainably high, with shrinking AFFO per share and a falling share price, making its yield a "sucker yield."

Gladstone Land: I'm Not Comfortable Investing In This Farmland REIT, Despite The 5.7% Dividend Yield
The financial and operational performance of Gladstone Land shows several weaknesses. The stock price declined by 27% throughout last year and 61% throughout three years, with a 5.7% dividend and negative total returns. The Q1 2025 financial results indicate declining revenue together with a 60% decrease in AFFO, but the company maintains a strong financial position.

Gladstone Land: Should You Buy U.S. Farmland As Dividend Coverage Dips?
Gladstone Land is currently unable to cover its dividend to common shareholders with AFFO of just $0.06 realized in its fiscal 2025 first quarter. The REIT has moved to a variable rent structure on some farms which will reduce fixed rent revenue by roughly $17 million in 2025. Cash and cash equivalents ended the first quarter at $42.9 million on the back of Florida and Nebraska farm sales.
